Incompetence of Andrejs Property Management at 9 Spadina Ave/Concord CityPlace - OR READ: Don't ignore your customers, or they might blog about you


(warming to the few regular readers of my blog... this has NOTHING to do with tech, biz or anything useful for the average person... but simply a rant I needed to get off my chest... and for the record/up-front: cityplace has been a great place to live for the most part so far up till today)

So its very rare that I would do something like this: Get on my soap box and try to rip someone a new one.

So starting last night, the fire alarm sounded (this thing is friggin' loud, i.e. its a ear piercing high pitch beep)

I figured, okay, one beep. No big deal, one beep. Must be a faulty thing.

Nope. 30 mins later. It went off again.

And again.

And again.

Its now past midnight. I can't sleep, and gave them 2 hours to fix it. I tried to hunt down property management. Nobody's home. I call the conceirage, they said the security/monitoring guys did a remote check and everything checked out alright and should be fine... but 3-4 hours after the initial beep, they finally decided to dispatch someone to take a look.

The beeps continued.

ALL NIGHT.

Needless to say, it was nearly impossible to get any real rest.

The next day I get home from some meetings, same thing.

I had to start preping for some meetings, and so I didn't get a chance to speak to anyone downstairs. I had been working pretty much non stop since I got up (LATE, because I couldn't get any real rest).

Its now 4:45AM. The beeping is STILL GOING OFF.

So get this, 2 nights and over 24 hours since the initial false alarm went off -- NO ONE has bothered to leave me a note to update me about what had happened, why it happened, and what to expect tonight.

How incompetent could managment be to allow this to happen?

We have an entire floor (and from what I've heard from some sources, multiple floors) where the alarm has been going off in ~30 min intervals. I don't have any correspondence from management. I have no apologies. I have no alternative sleeping options offered. I have no ETA as to when the insane beeping is going to stop.

BTW: I have checked under my door, in my mail box, in the elevator notice board. NOTHING. I have received NOTHING in terms of information or updates of whats going on.

How is that for transparency and communications?

For the record: concierge and security has always been very apologetic about the situation -- I've yet to talk to a property management person -- as they only work during business hours (all of which I'm usually tied up in meetings and other tasks). CityPlace staff (in gym, concierge, and janitorial) has always been pleasant. I've only had one interaction with property management, and that was pleasant. This has been a pretty decent place to live (the gym is awesome here, bandwidth from telus at 100mb/s is the reason why I love this place being the geek that I am).

But this is insanely incompetent. Anyone running the management of this property should NOT BE SLEEPING until the right person is on the job (as it turns out from my conversation with security, the one source tells me that they didn't have the right person dispatched, but I'm also getting conflicting information from other sources/security folk).

Hell, if an entire floor of people isn't sleeping nither should the people that are responsible for getting this fixed. If nothing else, as tenants, we should have been personally informed as to WTF is going on.

To be clear, this is a GREAT building... but this level of incompetence is incomprehensible. This is almost as sad as watching FEMA deliver water to New Orleans.

Someone PLEASE FIRE Andrejs Property Management, or who ever the hell is responsible for our building -- the management for 9 Spadina Ave. at Concord CityPlace.

(finally, I challenge anyone else that doesn't get sleep for 2 nights in a row in their own condo due to similar circumstances above to write a kinder blog posting ;)

  2. Or if you want to be a "real" shit disturber, post a letter in the elevator asking if anyone else has had similar problems and if so to contact you.

    I wouldn't be so confident that the property manager reads this blog - they're sure to take your elevator every once in a while though :)

  5. Hey, I live in building N, 25th floor. I have a different problem and it has been going on since I’ve moved in, one month ago. There is simply too much air pressure from the corridor coming through the door of every single apartment, making a constant whistling noise, 24/7. I tried my best to get them fix it and nothing has happened so far.

    Maybe they/we should set up a meeting and invite everyone.

    Thanks to setting this up, but I wonder how others can find this blog. I found it very accidently.

  6. I am in a constant battle with the PM at my building as well, which you guessed is the same company.

    I suggest you obtain 15% signatures to request a meeting with your Board. Your Board has the right to dismiss your property management company. Your Board are the ones that are displaying incompetence in allowing a company continue if they are not doing a satisfactory job. Perhaps your Board needs to be removed in allowing this ineptitude to continue. Start with circulating a letter to all unit owners under their door, take action! I am well versed in the by-laws of property management, should you have any questions please post.

  8. Andrejs management is very incompetent and sides with the board and not the home owners, heck they came in to rig our elections at 5am and Mr Alwyn Aliaga got caught with proxies in hand!! We got rid of them, But they have left our corporation in a mess and no paper trail what so ever. Good Luck

    3. Speaking about doing the homework - after little research one can easily find the fact that Andrejs is one of only two property management companies who did not get ACMO certification this year.

      (Wonder if it has anything to do with rumors that Andrejs lost some accounts last year due to alleged embezzlement. And continue to lose accounts. Speaking of Mr Aliaga, it appears that he was involved in another fraudulent election at large Etobicoke condominium corporation, where he allegedly cheated his way on the Board of Directors of that condo.

      It is not a good optics for someone who is Operations Manager for Andrejs property management to be involved in the Board of Directors business as a Director. Lets dig a bit deeper into this latest bad news and post back...

To set the record straight, Andrejs did NOT lose the ACMO 2000 certification because of alleged imbezzlement, it was Andrejs decision not to continue with the program due to the fact that ACMO refused, after several attempts, to meet with Andrejs to discuss concerns about their business practices and certification process.

      In terms of Mr. Aliaga, Andrejs does not manage the building in Etobicoke and has no authority to restrict any of their employees to be part of a board of directors at any condominium if they so wish to do so.

  11. I live in 101 Prudential Drive which is managed by Andrejs Management. I have lived here for a number of years including before Andrejs came on board. I have to say things got considerably better after they got here. Out reserve fund is healthy. The building which is approximately 40 years old is beautifully maintained. The management is not miracle workers. They can sometimes only be as good as your Board of Directors. Also, don't you think it would be more effective to communicate to the Board or directly to management rather than write a nasty blog or anonymous comment on a blog? Who can take this seriously? The smoke alarm thing going off would certainly be irritating, but trying to write a scathing blog post seems a bit internet warrior-ish to me. Grow up. Make a call. Communicate your concerns and questions clearly and THEN if you don't get a response say whatever you like.

    We at our building appreciate our managers and enjoy the building's partnership with Andrejs.

  12. We live in an apartment that was managed by this company ,my experience was very good ,They treated the condo owners with respect, in terms of payments also they give lot to of flexibility to the owners and don't just start putting lien .
